General provisions
These terms govern the relationship between the host (Luka Čavić) and the guest. The host may change them from time to time; the terms in force at the time of the written booking confirmation apply. Rules of an individual accommodation unit (for example check-in and check-out times, pets, security deposit, final cleaning) are stated with the description of the accommodation or in the booking confirmation and form part of the agreement.
Use of the website
The website provides information about the accommodation and lets you send booking inquiries. We take care to keep the information accurate and up to date, but do not guarantee that all content is free of errors. Unlawful use of the website, including unauthorised access, is not allowed. The content is protected by copyright and may be used further only with the host's prior written consent.
Booking and confirmation
We receive booking inquiries through the form on the website. Sending an inquiry is not a booking. A booking becomes binding when the host confirms it in writing and, if so agreed, when the advance payment has been made. Confirmation requires the name of the person booking, e-mail, phone number, number of persons (including children) and the desired dates. The host may decline an inquiry, for example because of incorrect details or suspected misuse.
Prices and payment
Prices are in euros (€), and prices shown on the website are for information until the host confirms them. Additional costs (for example final cleaning or tourist tax), if any, are stated with the description of the accommodation or in the confirmation. The website does not charge or process payments; the method and deadlines of payment are agreed directly with the host, and late payment may lead to cancellation of the booking. For payments from abroad, bank charges are borne by the guest. If a security deposit is required, its amount and conditions are stated in the confirmation.
Cancellation and changes
Cancellation conditions (deadlines and amounts) are stated with the accommodation or in the confirmation; please read them before confirming a booking. A cancellation is sent in writing and is deemed received once the host confirms receipt. A change of dates depends on availability and may involve a price difference. If the host has to cancel a booking because of force majeure or unforeseen circumstances, the host will offer a reasonable alternative or refund the amount paid for unused services.
Arrival, identification and registration of stay
Check-in and check-out times are stated with the accommodation or in the confirmation. On arrival, a valid identity document of every guest must be presented for the registration of stay required by law (in the Republic of Croatia through the eVisitor system). The host asks for these details for that purpose only.
Use of the accommodation and house rules
The accommodation is intended for a quiet, private stay. Parties and anything that disturbs public order are not allowed. The number of persons may not exceed the agreed capacity without prior written consent, and visitors who are not part of the booking may not stay overnight. The house rules (for example quiet hours, smoking, pets, pool, barbecue) are available at the property or with the description of the accommodation and form part of these terms. Facilities are used at your own risk, and children must be supervised by adults.
Descriptions, photos and availability of facilities
Descriptions and photos show the accommodation at the time of publication; minor differences that do not materially change the quality are possible. Outdoor facilities (garden, terrace, pool) depend on season and weather. In case of a fault the host will remedy it within a reasonable time; temporary unavailability of a facility does not automatically entitle you to a price reduction.
Liability and damage
The guest is liable for damage caused by the guest or by persons the guest is responsible for to the property, its equipment or its grounds, and must report it immediately. The cost of repair may be covered from the security deposit, if any, and the guest pays any difference. To the extent permitted by law, the host is not liable for theft of or damage to the guest's personal belongings, injuries caused by carelessness, or interruptions of utilities caused by force majeure.
Termination for good cause
The host may terminate the agreement without a refund and ask the guest to leave the property in case of exceeding the maximum number of persons, bringing pets that are not allowed, serious breach of the house rules, wilful damage or use of the accommodation contrary to its purpose.
Complaints
Please report any shortcomings immediately, during your stay, so that we can remedy them. A written complaint can be sent to the host at the address or e-mail stated in these terms; we will acknowledge receipt and reply within 15 days. If you are not satisfied with the reply, you may contact the competent authorities or use out-of-court consumer dispute resolution.
E-mail for complaints: luka.cavic@gmail.com
Force majeure
In case of events beyond reasonable control (for example natural disasters, decisions of authorities, major failures, strikes) the parties are not liable for the inability to perform. The host will offer a reasonable solution, such as a change of dates or a partial refund.
Personal data protection
The host processes the guest's personal data in order to answer the inquiry, perform the accommodation agreement and meet the legal obligation to register the stay. Details are in the Privacy policy.
Governing law and jurisdiction
These terms are governed by the law of the country in which the accommodation is located. We will try to settle disputes amicably; if that is not possible, the court of the host's seat has jurisdiction. If the guest is a consumer, this provision does not limit the rights the guest has under mandatory law, including the possibility of bringing proceedings before the court of the guest's residence where the law allows it.
